A finished lot is a real, valuable asset; raw acreage that still needs a Public Works Agreement before anyone can connect is a different animal, and not where we focus.

What we look at
Is it buildable today?
A recorded lot with water, sewer, and road at the frontage is what we lend on. Acreage that still needs a Public Works Agreement before anyone can connect is a much heavier lift — and generally not a fit.
Access
Not whether a street appears on a plat — whether there's a road you can actually drive to the property line.
Utilities
Water, sewer, gas, and electric at the frontage — or the real cost and timeline to get them there.
Zoning & density
What can actually be built, verified against the code — not what a listing says.
Location & market
What finished lots sell for nearby, and who the buyers are.
You
Experience, liquidity, credit, and a repayment plan that doesn't depend on something that hasn't started yet.

What the loan looks like
- Up to 50% LTV on recorded, buildable lots
- 6 to 24 months, interest-only
- Maryland only — we know this market
- Residential and commercial land. Commercial deals generally $50,000 to $500,000
- Rates and points quoted per deal
Documentation
What we'll need
Deed, plat, and title policy. A survey if you have one. Utility and access confirmation from the county. Zoning verification. A Phase I ESA on commercial parcels. And your plan for the property — plus how the loan gets repaid.
